Cheap? House Rents People Pay In Accra (2019-2022) Revealed

House rents in Accra, Ghana, vary widely. Monthly rents are typically as low as 50 cedis per month to as high as 20,000 per month. So, depending on one’s budget and housing preferences, Accra caters for your needs. One may have to live far from central Accra though. 

 

Usually, in slum neighbourhoods, rents of kiosks are about 50 cedis per month. These are some of the cheapest rents people pay within the city.

You’re most likely not here for kiosks and properties in slums.

What is the average house rent in Accra?

Let’s look at data from four sources: North Court, Broll, Numbeo and Meqasa. Aside Numbeo, we only get an idea of market performance once these brokers publish their respective resports. 

State departments and agencies neither systematically collect nor publish rental data: a situation the affects renters and investors decisions.

 

According to NorthCourt, rents for a furnished 2-bed apartment averaged US$2,400 monthly in 2020.

Visiting Ghanaians from abroad and foreigners typically patronise these properties. Homes affordable to most Ghanaian households are located in peri-urban areas of Accra. 

Households tend to relocate out of the city to cheaper accommodation as their family sizes increase.  

Broll Ghana provides the range of rents to expect in Accra. Average prime rents for a new fully furnished 2-bedroom apartment ranged from US$2,700/month to US$3,000/month in 2021. The lowest rent for an excellent 2-bedroom apartment in 2021 was US$2,200/month.

The prime residential properties are typically located in Airport Residential Area, Cantonments, Labone, Roman Ridge, and Ridge.

Prime rents are however thought to be falling. For furnished 2-bedroom apartments, for example, average prices fell by 14%, from $2,800 to $2,400 between 2020 and 2021.

Numbeo crowdsourced data are more realistic of Accra’s general residential rental market. This situation is because brokers such as Broll and North Court operate in the formal real estate market. The majority of Ghanaians rent in the informal market.

Both Meqasa and Broll reports on rent are based on their respective datasets and do not cover the informal rent housing market, the largest rental market segment.

Amitedly, the data from Northcourt, Broll, Meqasa and Numbeo are not easily comparable since they represent potentially different market segments. Brokers’ reports are based on properties they have handled. 

More data is needed provide a clear picture of Ghana’s real estate market performance.
